The <br />property is being condemned for the Centerville Interceptor project. The total amount of <br />the settlement offer is $20,387.56. This is based on the price the City paid of $1.25 per <br />square foot for fee title to the property, discounted 75% for permanent easement area that <br />is located within the tract of land, and 50% for the permanent easement area that is located <br />within the current Elmcrest Road. The appraiser did appropriate a value to the property <br />within the roadway due to the likelihood that the roadway will be vacated. The temporary <br />easement area is also calculated at $1.25 a square foot with a rental value of 8% for two <br />years. The calculations are as follows: <br />Permanent Easement: <br />6,186 square feet of property within tract <br />excluding roadway at $1.25 /square foot <br />13,935 square feet of property within roadway at <br />$1.25 /square foot <br />Temporary Easement: <br />X 75% = $5,799.38 <br />X 50% = $8,709.38 <br />29,394 square feet at $1.25 = $36,742.50 X 8% = $2,939.40 for 2 years = $5,878.80 <br />Total = $20,387.56 <br />Please review this offer with your client and if acceptable we can proceed with <br />drafting and executing a Stipulation. If the case can be resolved all parties should enter <br />
