Mueller -Bies Funeral Home <br />October 11, 2000 <br />page 2 <br />• Building <br />The footprint is approximately 13,700 sf. The building will be 35' high. The exterior will <br />be a country theme consisting of face brick, cultured stone, some steel siding and asphalt <br />shingles. A colored rendering is attached for Council information. The trash handling <br />area is located within the attached garage area. <br />• Lighting <br />The submitted lighting plans meets with the requirements of the Ordinance. Light <br />fixtures must be directed downward as provided in the Ordinance and recommended by <br />the Environmental Board. Staff has received detail on the fixtures to be used which meet <br />with the Ordinance requirements. <br />• Signage <br />Signage is governed by the City's sign ordinance and permits are required for all signs. <br />All signs will be reviewed with the sign permit applications. An illuminated ground sign <br />is proposed for the site but no detail has been provided to date. The Environment Board <br />has requested that no glare be produced from the illuminated sign. <br />• Landscaping <br />The landscaping plan has been reviewed by our Environmental Coordinator and the <br />Environmental Board. The Board recommended additional screening of the front parking <br />lot and use of native species were possible. A revised plan has been submitted and meets <br />the recommendations of the Environmental Coordinator. This plan indicates native <br />plantings and enhanced landscaping along Lake Drive. This landscaping must remain <br />outside of the County right -of -way. <br />• Utilities <br />City utilities are available to serve the site and are subject to the review and approval of <br />the City Engineer. The engineering reports are attached for Council information. <br />Several engineering items have been revised as recommended in the first report with <br />additional detail outlined in the 11/2/00 report to be addressed by the application prior to <br />construction. <br />• Parkin <br />City Code requires a minimum of 20 spaces per chapel, 1 space per vehicle and 2 spaces <br />per residential unit for a funeral home w /an accessory apartment. The total requirement <br />is 44 parking spaces. The plan shows parking for 109 stalls. The applicant believes this <br />amount of parking is necessary for the use even though our Ordinance requires <br />considerably less. No overflow parking is available in the vicinity and a large funeral <br />may require this amount of parking. Staff would agree that 44 spaces seems inadequate <br />
