A copy of the P & Z minutes are <br />attached for Council information. <br />CONCLUSION <br />In review of this plan and the revised drawings, staff would recommend approval of the <br />minor subdivision and site plan review with the following conditions: <br />1. Proper building permits are obtained and include a 1% escrow deposit to <br />insure completion of site improvements. <br />2. Landscaping according to the revised landscaping plan submitted 11/3/00. <br />3. Park Dedication shall be required per the City's Subdivision Ordinance. <br />4. An additional 20' of right of way shall be dedicated to Anoka County by <br />Deed. <br />5. A revised survey document, indicating the right -of -way dedication, shall be <br />provided prior to Council review. <br />6. Drainage and Utility plans are subject to the review and approval of the City <br />Engineer and shall provide sanitary sewer service to Parcel B. <br />7. All lighting shall be directed downward and produce no glare on the roadway. <br />8. Approval of the site plan is not an implied approval of signage. All signage <br />will require a sign permit and must comply with the City's Sign Ordinance. <br />9. A shared driveway agreement shall be provided for the entrance drive. <br />10. Access permits shall be obtained from Anoka County Highway Department <br />prior to construction on the site. <br />11. The minor subdivision shall be approved as shown on the revised survey <br />document indicating the additional 20' of right -of -way and drainage and <br />utility easements required by RCWD and the City of Lino Lakes. <br />OPTIONS <br />1. Approve minor subdivision. <br />2. Approve site plan review with conditions outlined above. <br />3.
