• <br />• <br />• <br />North American Composties <br />November 13, 2000 <br />page 2 <br />• Building <br />The building footprint is approximately 24,980 sf. The warehouse portion will cover <br />about 20,120 sf and office portion will cover about 4860 sf. The warehouse portion will <br />be 26' 4" high. The office portion will be 16' 4" high. <br />The exterior walls of the warehouse portion of the building will be precast concrete <br />panels. The office portion exterior will be decorative concrete block, either smooth <br />burnished concrete block or rock -faced block. The roof will be standing seam metal on <br />both portions of the building. The building materials as submitted by the applicant are <br />included in staff's recommended conditions of approval. <br />The P &Z requested the applicant to revisit the building elevation along the freeway. <br />Because this is a very visible location, the Board asked for some additional attention to <br />aesthetics. The applicant submitted a revised south elevation that includes a custom <br />"cattail" pattern in the concrete panels. <br />The office entry and loading docks are on the east side of the building. An automatic <br />gate will separate the front parking area from the loading area. A six -foot chain link <br />fence will surround the rear parking and loading area. <br />The trash area will be screened with masonry to match the office exterior. <br />• Lighting <br />Cut -sheet pictures of proposed light fixtures show shoebox or hooded fixtures. The <br />original submittal included one unacceptable fixture that was not completely hooded. <br />That fixture was replaced and all fixtures are now acceptable. <br />The lighting photometric plan indicates that lighting will meet City maximum of 1 foot <br />candle at the center line of a public street. <br />• Signage <br />Signage is governed by the City's sign ordinance and permits are required for all signs. <br />All signs will be reviewed with the sign permit applications. <br />• Landscaping <br />The subinitted landscaping plan is extensive and includes numerous native plants. The <br />applicant submitted a revised plan to respond to the City Environmental Specialist's <br />direction. The Environmental Specialist has approved the revised plan, and recommends <br />that the applicant submit a copy of a maintenance agreement for the native plantings. <br />
