The attached memo indicates that some <br />revisions will be necessary. We will require that the issues are addressed to the <br />satisfaction of the City Engineer before site grading begins or a building permit is issued. <br />• Parking <br />The project includes warehousing and office space. Parking requirements must be <br />calculated separately then totaled. For the office space, our code requires three spaces <br />plus one space per 200 sf. For warehouse, the requirement is one space per 2000 sf plus <br />one space for each company -owned truck. <br />For the purposes of calculating parking spaces, the ordinance requirement is to use 90% <br />of the gross building area. However, when the applicant's architect supplies the actual <br />floor area, we have used that area as a more accurate indication of actual usage. This can <br />reduce the number of required parking stalls and reduce impervious surface area. <br />The total requirement is 29 parking spaces plus one space for each company -owned <br />truck. The plan shows 27 spaces and three truck parking spaces. There is enough area in <br />the southeast corner of the parking lot for several more parking spaces. The additional <br />spaces just need to be striped. <br />• Roads, Access, Circulation <br />The site will gain access to Apollo Drive via a shared driveway on the east edge of the <br />site. The driveway will be shared with Contract Hardware. The driveway was reviewed <br />as part of the Contract Hardware review. It complies with the joint powers agreement <br />with Anoka County that covers the number and type of accesses on Apollo Drive. <br />Parking will be available for 18 vehicles in the front of the site. The remaining parking <br />stalls are in the rear of the site, through a set of automatic gates. Trucks will enter the site <br />from Apollo Drive, and drive through the gates to the loading docks. There are three <br />loading docks and a drive -in door. <br />• Park Dedication <br />Park dedication will be subject to the City policy. The requirement is $133 per 1000 sf of <br />commercial building. The footprint is 24,980 sf.
