Highland Meadows West 2nd Addn. <br />December 11, 2000 <br />page 2 <br />a different name as part of the first plat. This 2nd Addn. plat will change it to Arlo Lane <br />to coincide with the street on the southern border of Bluebill Ponds. <br />Lots. Blocks <br />The required minimum lot area is 10,800 sf of buildable land per lot in the R -1 zone. The <br />four lots meet this requirement. The first submittal included a lot that did not have <br />enough land above the pond elevation. This has been corrected. All lots meet the <br />minimum width and depth requirements, of 80 ft. and 135 ft., respectively. The corner <br />lot meets the required 100 ft. width. The blocks are well within the maximum length of <br />1500 ft. <br />This 2nd Addn. plat is being created from Outlot E, Highland Meadows West. The <br />remainder of that outlot will be renamed Outlot A, Highland Meadows West 2nd Addn. <br />Transportation, Roads, Access, Circulation <br />The existing roads were created with the Highland Meadows West plat. Marilyn Drive <br />will be extended about 45 feet to provide full frontage for the new lots in the 2nd Addn. <br />The road shown as Arlo Lane was named Elizabeth Lane in the previous plat. It will be <br />renamed Arlo Lane with the new plat. This renaming results from the new east -west <br />street along the south edge of Bluebill Ponds. In the future, that street will connect to this <br />plat. The street in Bluebill Ponds was named Arlo Lane, and the developer of Highland <br />Meadows West has agreed to rename Elizabeth Lane for consistency. <br />This small, four -lot plat does not create any concern about additional traffic and <br />circulation as it is only adding two house lots. However, before any additional <br />development can occur in the large outlot, circulation in the area, including access to <br />Main St. and the Bluebill Ponds neighborhood, must be resolved. This will be a <br />condition of approval for this preliminary plat of the 2nd Addn. <br />Utilities <br />Stormwater Management and Wetlands: No wetlands exist on this location. A pond <br />is proposed in the area north of Lot 1 and Lot 3 of Block 1. <br />Sewer and Water: The lots will be served with sewer and water service in the streets, <br />which will extend services from the south. The existing houses must connect to City <br />utilities and the existing septic systems must be properly abandoned. Any existing wells <br />may be retained only for irrigation. <br />• <br />
