There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />WSB (4/1/2026) original comments in black <br />BMI (6/8/2026) responses in red. <br />WSB (7/1/2026) responses and new comments in blue. <br />Engineering <br />•General <br />The Lyngblomsten Nursing Home is proposing a mixed-use (residential/commercial) building <br />to their campus located north of between Hodgson Road (CSAH 49) and Blanchard <br />Boulevard. The proposed building is a mixed-use structure with one lower-level parking level <br />(approx. 29,800 SF), a commercial first floor (approx. 29,800 SF), and three upper <br />residential floors (approx. 26,500 SF/ea). It proposes 59 independent living units as well as <br />retail, restaurant, and daycare facilities on the first floor together with both an underground <br />and outdoor parking areas as well as additional living amenities. <br />Comments: <br />1.With the Final PUD plan, provide new building specific plan sheets (similar to the <br /> ‘preliminary plat sheet S0.1’ provided) that accurately depict the current topological <br />information of the site as existing and clearly identify what grading/construction is <br />proposed with the new building. <br />BMI (6/8/2026)This has been provided with the revised submittal <br />WSB (7/1/2026) Complete <br />2.With the Final PUD plan, provide existing conditions plan sheet with <br />removals/demolition required <br /> <br />
