The developer will receive park
dedication credit for the actual trail corridor only. This corridor is 20 feet in width, and is
based on a proposed route included in the environmental management plan. Under the
City's new park dedication policy, the dedication for this project will include the trail
corridor and $56,710 in cash. This is calculated as follows:
per lot charge
$1665
number of lots
x 46
cash contribution
= $76,590
land dedication (trail corridor) in acres
0.71
land value per acre
x $28,000
total land value
= $19,880
cash contribution
$76,590
minus land value
- $19,880
balance of cash contribution
= $56,710
Attachments:
• May 9, 2001 P & Z minutes
• Revised memo on Environmental Board recommendation.
• The original June 11 report from NAC analyzing the project.
