• <br />• <br />• <br />Marketplace PDO <br />Page 6 <br />The Rice Creek Board of Managers approved action to "Table With Authorization <br />For Administrative Approval" (TWAFAA). Staff is working with the applicant and <br />Rice Creek to resolve outstanding issues. <br />3. AD required on and off-site improvements shall be subject to the review and <br />approval of the City Engineer and County Engineer, as appropriate. <br />The City Engineer, TKDA, is preparing the feasibility study for all off -site <br />improvements. Off -site improvements are proposed to be constructed as a <br />public improvement project. <br />4. Landscaping treatments along residentially zoned property shall provide for year <br />round screening. Suitable coniferous plantings and /or fencing shall be applied in <br />these areas to minimize the impact of vehicular lighting from said properties. <br />The Landscaping Plan has been modified to incorporate Black Hills Spruce and <br />Colorado Spruce trees in these areas to provide year round screening. <br />5. The lighting plan shall be modified to provide decorative lighting at 75 to 100 feet <br />spacing staggered along the primary drive aisles. The lighting plan shall be <br />modified to limit lighting to 0.4 foot candles at the boundary line. <br />The spacing of decorative lighting has been modified. Lighting along the rear of <br />the Kohl's building needs to be adjusted to meet the 0.4 foot candles at the <br />property line. <br />6. All information /modifications requested by the City Engineer per the July 7, 2001 <br />Engineering Review shall be provided prior to PDO approval. <br />Revised plans have been submitted for review by the city engineer with the <br />information and modifications requested. Approval of plans by the City Engineer <br />is required prior to the commencement of site improvements. <br />7. Wall signage on the rear of Buildings A, B, C, D and E shall be limited to a low <br />profile identity sign. The sign face shall have a maximum dimension of 2' by 8'. <br />Note: Provisions will be made to accommodate tenants occupying more <br />than one bay of the building. All other buildings shall be subject to the wall <br />signage requirements of the Lino Lakes Sign Ordinance. <br />The wall signage for the rear of buildings depicted has been modified and <br />included in the PDO Ordinance. <br />8.
