• <br />• <br />• <br />Greenway: The draft Comprehensive Plan identifies areas for greenways. The intent of the <br />greenway designation is to protect environmentally sensitive areas. This was previously part of <br />the original application for this area. However, because the area outside of the current MUSA is <br />not being platted for development at this time the greenway area is not specifically addressed but <br />could be required in the future. <br />Lot Sizes and Layout: The R -1 District minimum lot size is 10,800 square feet of upland. All <br />lots meet or exceed this provision with an average lot size of 17,551.4 square feet of upland. <br />The minimum lot width is 80 feet at the 30 -foot front yard setback. All lots meet this <br />requirement. The minimum lot depth is 135 feet. All of the lots meet or exceed this provision. <br />Grading: Fill is proposed on the site to create the house pad areas and roadways. The grading <br />plan submitted anticipates grading the site for future use. The grading plan is subject to the <br />review and approval of the City Engineer. <br />Existing Structures: All existing structures shall be removed from the site. <br />Transportation: Access to the property is proposed from Old Birch Street. This requires right - <br />of -way acquisition from an adjacent parcel, which has been accomplished. A roadway <br />connection is also proposed to Killdeer Drive. This right -of -way acquisition has been <br />completed. Access and road connections have been an issue during discussions regarding the <br />application. Staff has previously stated that neighborhood connections and multiple accesses are <br />desirable and that Birch Street can accommodate traffic from this project. Additionally, the <br />Police Department has reviewed the plat and they are recommending that both accesses be <br />provided (please see attached memo). <br />Landscape /Screening: A landscape /screening plan should be developed along the right -of -way <br />for Killdeer Dr. where it directly abuts existing lots. <br />Utilities: Water is proposed to be looped and sanitary sewer will be constructed through the <br />property along the proposed roadway alignments from Old Birch to Killdeer. A feasibility study <br />has been completed and the results of the study will be incorporated into the construction plans <br />for the development. <br />Parks and Trails: There is a trail corridor proposed on Lots 18 and 19 Block 1 to provide <br />access to the trail corridor platted in the Oaks of Lino. The resident who is adjacent to the <br />existing trail corridor has inquired if the existing corridor could be vacated and no trail access be <br />provided. The Public Service Director has indicated that if a road connection is made between <br />the neighborhoods then a trail connection is not necessary. Park credit for the trail will be <br />applied if a trail corridor is dedicated. No other parkland dedication is proposed with the plat. <br />Dedication will be cash in lieu of land and the trail if determined necessary. The amount to be <br />paid will be based upon the rates in effect at the time of final plat and credit will be given for any <br />land that is dedicated. <br />Saddle Club <br />Page 2 of 5 <br />
