I;Opy <br />HOKANSON DEVELOPMENT INCI 4 •; ' ---- °;', <br />NOVEMBER 19, 2003 <br />N°'! 1 9 2CO3 <br />.s, M <br />ADDENDUM <br />TEXT COMPREHENSIVE PLAN AMENDMENT, SITE PLAN AND PRELIMINARY PLAT REQUEST <br />AQUA LANE AND LAKE DRIVE <br />MARSHAN LAKE SECOND <br />The purpose of this narrative is supplement previously submitted information and to <br />summarize information regarding the proposed Marshan Lakes development and <br />comprehensive plan amendment. The information presented is meant to assist the City <br />in the review of the applicant's submittal. The applicant is requesting to amend the <br />comprehensive plan to allow the furthering of tiered residential development. This <br />decision is driven by the applicant's desire to utilize four +1- acres of high - density lands, <br />and a desire to maintain unique elements of the existing surroundings. <br />By using the City's zoning ordinance, the proposed subdivision makes efficient and <br />effective use of the land and is very compatible to the desirable characteristics and open <br />space present on this and the immediate surroundings. Environmental protection, <br />architectural guidelines, and land use controls would be assured through utilization of a <br />homeowners association similar to existing Marshan Lake. The proposed subdivision <br />includes 46 dwelling units, as compared to 38 dwelling units previous shown with the <br />concept plan. The resulting change in total units was based on the utilization of a <br />dwelling /building footprint similar is scale and aesthetics as the Bruggeman (Miller <br />property) development recently approved by the city of Lino Lakes. <br />As changes to plans are allowed through Article 2 Subd. 10.F.8.(e)(8) of the Lino Lakes <br />Zoning Ordinance the following summarizes the minor changes set forth: <br />1. The northern most driveway has been revised to its current position which is split <br />between the two adjoining Tots; <br />2. The middle driveway have been combined into one, previously the driveway had a <br />"Y° configuration. The previous drive alignment increased maintenance costs for <br />snow removal and hardscape improvements to this site; <br />3. Units and drives -have been rotated to provide for a larger buffer and open space <br />area between units and street; <br />4. All structures maintain same building footprint area; <br />5. Creation of a larger contiguous open space area; and, <br />6. Total area = 176,362 square feet, <br />Impervious Area = 88,181 square feet, <br />Driveways = 39,218 square feet, <br />Buildings = 48,963 square feet, and <br />Pervious Area = 88,181 square feet <br />We understand that the City is encouraged to maximize density within the MUSA.
