Chapter 1102 - Shoreland Management Overlay Ordinance <br />Discussion: The submitted plans indicate meeting City standards to ensure conformance to City <br />standards. The plan balances existing development patterns with the surrounding areas, as this <br />phase provides approximately 11 dwellings per acre. The proposed density 11.35 dwellings per <br />acre, balances and transitions with surrounding areas as Wenzel Townhomes provides <br />approximately 10 dwelling units per acre, while Marshan Lake CIC 27 Tier 3 provides nearly 15 <br />dwelling units (14.6) per acre. The proposed site plan is also within Shoreland Management <br />Overlay Ordinance provisions allowing up to 15 dwelling units per acre (1 dwelling per 2,900 <br />square feet of area). <br />General Site Plan Information: <br />Lot Areas: <br />Lot 1 Block 2 36,515.14 square feet (0.84 acres) <br />Lot 2 Block 2 36,278.08 square feet (0.83 acres) <br />Lot 3 Block 2 41,561.49 square feet (0.95 acres) <br />Lot 4 Block 2 62,007.37 square feet (1.42 acres) <br />Setbacks: <br />40 feet from public streets arterial <br />30 feet from non - arterial street <br />30 feet from perimeter of site <br />18 feet from private drive to garage doors <br />25 feet building separation <br />Private drives are 24 feet - back to back of curb. <br />Soil Type: ZMA, ZMB Zimmerman Fine Sand. <br />Silt fencing will be used around the perimeter of the entire site. It will serve as the tree <br />protection fence along the western edge. The fence will be identified for tree protection where <br />needed. <br />As a previous farm site, the property is relatively flat with few trees. There will be minor grade <br />elevations around the homestead area. The development would require grading the interior <br />area of the site however with minimal excavation. <br />The existing trees are also concentrated around the home and along the western edge. The <br />proposed plan would preserve approximately 20 of the trees along Lake Drive plus add a <br />variety of trees on the western edge (as a buffer strip) and within the site as shown on the <br />landscape plan <br />The site will drain west to east with storm water entering the city storm sewer system within <br />Aqua Circle. Two new storm drains will be added on Aqua Circle.
