Rezoning, Lake Drive /Aqua Lane <br />page 4 <br />2. The proposed use is or will be compatible with present and future land uses of the <br />area. <br />As determined in the review of a development application for the site, the surrounding <br />neighborhood was developed at approximately 6.4 units per acre. The Wenzel Farms <br />townhomes across Lake Drive were built at approximately 5 units per acre. A High Density <br />land use category would provide for 6 to 12 units per acre. A Medium Density category <br />allows up to 6 units per acre. Six units per acre is compatible with the surrounding <br />neighborhood. <br />3. The proposed use conforms with all performance standards contained herein. <br />This rezoning action is not based on a specific proposed use. It is intended to correct a <br />conflict between the zoning ordinance and the comprehensive plan. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />Projects built at an R -3 Medium Density will pose less burden on existing services and <br />infrastructure. <br />OPTIONS <br />1. Approve the first reading of Ordinance 02 -04, rezoning the site from R -4 High Density to <br />R -3 Medium Density. <br />2. Deny the rezoning, leaving it at R -4 High Density Residential. <br />3. Return to staff with direction. <br />RECOMMENDATION <br />Option 1 <br />
