Maintenance requirements for sanitary sewer and water main improvements <br />are expected to be nominal. <br />Periodic inspections of storm sewer and drainage facilities will need to be <br />done to verify they are functioning as intended. <br />4.0 Right -of -Way and Easements <br />Local street and utility improvements will be constructed within right -of -way <br />or easement corridors identified in the preliminary plat for the development. <br />Dedication of the right -of -way and easement corridors will occur when a <br />final plat is filed and recorded with Anoka County. <br />The water main crossing of I -35W will require a dedicated utility easement <br />on the north side of the freeway. <br />Reconstruction of Lake Drive will require additional permanent right -of -way <br />from two parcels on the west side of the existing road (see Figure 14). <br />Realignment of the I -35W northbound entrance ramp will require additional <br />permanent right -of -way across a parcel of land identified as Outlot C of The <br />Village No. 1. <br />Results of a separate study of the Lake Drive bridge over I -35W may identify <br />additional right -of -way required to accommodate replacement of the bridge <br />or widening of Lake Drive. <br />5.0 Permits <br />The following permits are anticipated: <br />• Anoka County for work in Lake Drive (CSAH 23) right -of -way <br />• Mn/DOT for work in I -35W right -of -way <br />• Rice Creek Watershed District for site grading and drainage <br />improvements <br />• MPCA for sanitary sewer extensions <br />■ MPCA for an NPDES general storm water construction permit <br />■ MDH for water main extensions <br />• DNR for temporary dewatering of utility trenches <br />• Metropolitan Council for sanitary sewer extensions <br />• Army Corps of Engineers for work in protected wetlands. <br />6.0 Estimated Costs <br />Estimated costs for various elements of the project are summarized in the <br />table below. Total costs include construction, 10 percent for contingencies, <br />and 30 percent for administrative, engineering, legal, and fiscal costs.
