Wedel, P.E. <br />Date: March S, 2014 <br />Re: Talan Ridge Preliminary Plat Review <br />WSB Project No. 2029-690 <br />701 Xenia Avenue South <br />Suite 300 <br />Minneapolis, MN 55416 <br />Tel: 763-541-4800 <br />Fax: 763-541-1700 <br />The City originally received the Talan Ridge Preliminary Plat documents on January 13, 2014. <br />Since then we have received a revised grading plan, specifically only for the westerly proposed <br />home site, on March 3, 2013. We received soil boring results prepared by Mattke Surveying and <br />Engineering dated February 24, 2014. We also received revised Preliminary Plat documents <br />dated February 4, 2014 that included the following documents: <br />1. Certificate of Survey <br />2. Resources Inventory <br />3. Preliminary Plat <br />4. Preliminary Grading, Drainage & Erosion Control Plan <br />5. Preliminary Utility Plan <br />6. Landscape Plan <br />7. Tree Preservation & Mitigation Plan <br />General Comments: <br />1. A revised grading plan needs to be submitted to replace sheet 4 of the current plan set that <br />shows the revisions that were made in the revised grading sheet that was submitted on March <br />3, 2013. <br />2. A drainage and utility easement needs to be shown over the proposed ponding area. <br />3. The soil borings indicate a ground water elevation of 896. The bottom of the proposed pond <br />is shown to be at 898 and therefore does not meet the 3 foot separation required for an <br />infiltration pond. The developer will need to either line the pond with clay so that it doesn't <br />infiltrate or adjust the pond design so that the pond bottom is at an elevation of 899 and still <br />accommodates the required volume requirements. <br />4.
