Economic and Commercial Development <br />Lino Lakes currently is, and is projected to remain for the foreseeable future, a <br />predominantly residential community. However economic growth opportunities emerge <br />from Lino Lakes' strategic access to Interstates 35W and 35E, the projected expansion of <br />economic and employment activity northward from the Twin Cities metropolitan region, <br />and the retail and service demands arising from growth of the city's household base. <br />Given the emerging opportunities for economic and commercial growth that are projected <br />for Lino Lakes over the next 25 years and the limited availability of land that can <br />accommodate these opportunities to the community's benefit, the Comprehensive Plan <br />must identify the need for and means to achieve the amount and type of economic and <br />commercial growth desired and needed to ensure the quality of life, economic vitality, <br />and tax base diversity required to sustain Lino Lakes to 2030 and beyond. <br />2030 Vision <br />Lino Lakes has a multi- faceted productive business and commercial community that <br />contributes to the city's economic vitality, provides a stronger and more diverse tax base, <br />and affords high quality employment, retail, and service opportunities for the entire <br />community. It also provides those specific commercial service amenities desired by <br />citizens within their neighborhoods. Lino Lakes has become an attractive destination for <br />high technology and high value light industrial and business enterprises as well as smaller <br />entrepreneurial businesses. The business community is an integrated component of the <br />Lino Lakes overall development plan to achieve a well- designed community and <br />preserve, protect and showcase the city's valuable natural resources and amenities. <br />Goal 1: Expand and diversify; the city's tax base by encouraging mixed use and <br />nodal development. <br />Rationale: The City of Lino Lakes needs to promote mixed -use and nodal development <br />that integrates commercial developments with surrounding areas and neighborhoods and <br />enhances better connectivity among all parts of the city. <br />Strategies: <br />• Encourage developers to take advantage of opportunities provided by mixed -use and <br />nodal development design standards especially within designated redevelopment <br />areas. <br />• Establish guidelines for the appropriate inclusion of green spaces, paths and other <br />people - oriented amenities within commercial areas and throughout the city. <br />• Ensure commercial development is dispersed appropriately throughout the <br />community and in designated business development areas. <br />• Develop walkable neighborhoods with commercial nodes and amenities for residents. <br />13 <br />
