DRAFT Market Analysis <br />Lino Lakes Comprehensive Plan Update <br />September 2006 <br />Page 14 <br />In the 2020s, we anticipate Lino Lakes' capture rate of northeast metro development will decrease <br />from 10% to 8 %. This is to reflect that the remaining land available will begin to be of an in -fill <br />nature and require more time and cost on the part of developers. At an 8% capture rate, we forecast <br />potential growth of 2,000 to 2,500 households between 2020 and 2030. <br />Housing Demand Breakdown <br />2006 -2010 <br />Housing demand is based on a high rate of homeownership in Lino Lakes (96% in 2000) with an <br />allowance that there may be pent -up demand for rental housing, due to the fact that very little <br />product currently exists in Lino Lakes. <br />Forecast household growth is broken down, with 85% being allocated to for -sale housing, and the <br />remaining 15% to rental housing through the end of this decade. <br />Historically, most construction in Lino Lakes has been single - family housing, but recent <br />construction trends and long -term demographic trends indicate a substantial portion of future <br />development will be multifamily.
