assumptions and extent of overland drainage currently leaving the site. We are <br />currently working with the watershed district to finalize the design criteria to use <br />for the site. <br />Approval Process <br />Staff has been working with the developer to establish the overall review <br />process. The PUD process includes both a development stage plan approval <br />and well as a final stage plan approval. Given the scope of the project, multiple <br />end users, and the development time frame of 5 -8 years staff is recommending a <br />process similar to what was done with the Legacy at Woods Edge project. This <br />would include a master plan approval and establishment of design guidelines at <br />the development stage approval with final stage plans covering the individual <br />development proposals. It is anticipated that each development area within the <br />site may require both preliminary plat and final plat approval following the <br />development stage approval. <br />Council Direction <br />Staff and the development team discussed the approval process with the <br />Planning & Zoning Board at their April regular meeting. The board was <br />comfortable moving forward with this process. <br />Staff is requesting council feedback with regard to the proposed process.
