s-I-Y, b LA fed 01 `1- to-20o 7 <br />Clearwater Creek Public Hazard <br />Overview <br />The neighbors in the Clearwater Creek development are concerned about the <br />property at 2395 65th Street. This property has become structurally unsound, a <br />hazard, and a public nuisance. The neighbors have been growing more and <br />more concerned. During the month of August, the neighbors have started <br />assembling to discuss their concerns; the group has grown beyond just <br />residents on 65th street. We have been in contact with City Officials regarding <br />the property. The City has issued a stop work order on the property but the <br />September 10, 2007 <br />neighbors would like more action taken. We want to see the property condemned and destroyed. We are asking the <br />City Council to quickly resolve this issue before any home buyers are swindled, any children are hurt, or any crimes are <br />committed. <br />Major structural defects <br />We believe that the structure on this property has major structural defects. It is <br />constructed with clay block and field stone with a stucco exterior. This building <br />in some locations has no footings and minimal sub - structure masonry <br />construction. A few years ago, the previous owner dug underneath the home to <br />add footings which in turn caused the building to settle and crack in multiple <br />places. The west side of the building collapsed as a result. The structure <br />remained unsupported for a year. The underpinning used to support the house <br />was not done properly, causing irreversible damage. These defects have caused <br />the building to become unsafe. We are very concerned that the current owner wants to sell this property so desperately <br />that these major defects will not be disclosed to a new buyer. In fact the property is listed 'as -is' and is being marketed <br />as a 'fixer- upper'. We are asking the City of Lino Lakes to condemn this property to prevent a buyer from unknowingly <br />purchasing an unsafe structure. <br />Hazards caused by the incomplete addition <br />The previous owners of the property started a renovation project with an <br />addition 4 years ago. These efforts were never completed. Demolition of the <br />west side of structure was complete but the foundation was never re- <br />constructed properly. The west side of the structure is currently being <br />supported, improperly, by temporary house jacks. We are concerned that the <br />structure may collapse on its own. Furthermore, the excavated land around the <br />addition is dangerous for anyone on the property. There is a 15' cliff on the <br />north -west side of the structure. We are concerned that neighborhood kids or <br />workers not knowing about this danger could severely injure or kill themselves. <br />We are asking the city to take this hazard into consideration when reviewing this property. <br />11 Page <br />
