City of Lino Lakes <br />Ulteig Projcct No. 207.1172 <br />September 24, 2007 <br />Page 2 <br />The house is currently owned by Wells Fargo and is up for sale. The City and a potential <br />ownership group wishes to have an independent structural review of the current condition <br />of the house. <br />DESCRIPTION <br />The house is a one and half story, bungalow style farm house constructed in the early <br />1900's. The foundation walls of the original house were constructed with rock foundation <br />and the above grade construction is wood framed, with clay tile and stucco exterior. The <br />front of the house faces east for reference in this report and the addition was being <br />constructed on the west side of the house. <br />OBSERVATIONS AND COMMENTS <br />1. The following information was obtained through a site inspection on September 14, <br />2007 by Jason S. Hanlon, of Ulteig Engineers: <br />a. The original structure is approximately 44 -feet long and 26 -feet wide. The <br />addition is approximately 24 -feet long and 34 -feet wide. <br />b. The ICF walls for the garage are in place. The walls are approximately 14' -2" <br />tall. The concrete has been placed and rebar is sticking out of the top of the <br />wall. There is no wall or floor framing above these walls. <br />c. The ICF wall stops short of the northwest corner of the house. There is an <br />approximate 3 -foot space between the I� wall and the corner of the house. <br />The connection at the southwest corner of the house between the ICF and the <br />block foundation could not be confirmed at the time of the site visit. <br />d. The opening for the overhead garage door is located on the south side of the <br />addition. <br />e. The following is noted regarding the west wall of the house: <br />i There is a 12 -inch, 8 course block knee wall intended to undermine the <br />foundation wall of the existing house. The original foundation wall is <br />no longer in place since it was reported that it collapsed shortly after <br />the wall was undermined. <br />ii. There is a 2x frame wall placed on top of the block knee wall <br />supporting the floor framing of the main level of the house. This frame <br />wall only extends along the full basement portion of the house and <br />stops at the crawl space area. There is no temporary frame wall under <br />the floor framing at or near the back door of the house. <br />• <br />
