owner for compensation due to a property value decrease. Please note that <br />these additional costs were provided by the City and are being cited to assist the <br />City in the overall financing of the 77th Street realignment project. <br />Right -of -way for the realigned 77th Street is proposed to be 60 feet wide from <br />Marilyn Avenue to approximately 150 feet southeast of Marilyn Avenue. The <br />right -of -way width will then increase to 66 feet wide (from 300 feet west of Lake <br />Drive to Lake Drive) to accommodate the turn lane and traffic signal construction. <br />Also, an additional 10 feet of right -of -way is proposed to be acquired to <br />accommodate the Lake Drive right turn lane construction. Lastly, the City is <br />anticipating that access right -of -way, extending from north and south of the <br />realigned 77th Street, will be required for future developments as they occur. <br />IV. IMPACTS OF PROPOSED IMPROVEMENTS <br />The impacts of the proposed improvements within the existing street right -of -way are <br />minor and will be temporary in nature. During construction, special efforts will be <br />required by the Contractor to maintain access for the residential property owners. Short - <br />term loss of access to adjacent properties, construction dust and noise, and erosion will <br />occur. Efforts to minimize these impacts include the restriction of work hours, and <br />implementation of dust and erosion control measures. Any disruptions that occur to <br />existing yards and driveways will need to be restored to match existing conditions. <br />To construct the improvements, the City must obtain the required right -of -way and <br />private property to realign 77th Street. <br />V.
