LEASE AGREEMENT <br />THIS LEASE AGREEMENT ( "Lease "), is made and entered into this _14th <br />day of October , 2009, by and between the City of Lino Lakes ("Lessor") and North <br />Memorial Hospitals Ambulance Division ( "Lessee ") (collectively "Parties "). <br />RECITAT ,S <br />WHEREAS, Lessor is the owner of real property and has constructed a Fire <br />Station; and <br />WHEREAS, Lessee desires to lease a portion of the Fire Station to store and <br />operate its ambulance; <br />WHEREAS, Lessor is willing to lease to Lessee upon such terms and conditions <br />as are expressed herein. <br />NOW, THEREFORE, Lessor and Lessee hereby covenant and agree as follows: <br />1. LEASED PREMISES: Subject to, and upon the terms, provisions, and <br />conditions hereinafter set forth, Lessor does hereby lease and demise unto <br />Lessee, the following premises: <br />A portion of the real property known as Fire Station 2 located at the 7741 <br />Lake Drive Lino Lakes, Minnesota, legally described as Caroles Estates, 2nd <br />Addition, Lot 17, Blk 2. The leased premises shall consist of 720 sq. feet <br />of interior space (7% of the entire building) to store and operate Lessee's <br />ambulance and two exterior parking stalls for Lessee's employees. <br />Additionally, Lessee shall have the non - exclusive right to use the following <br />common areas: corridor, kitchen, shower room, locker area, and restroom, <br />subject to Lessor's rules and regulations which may change from time to <br />time. <br />2. PERM OF LEASE: The term of this Lease shall commence as of the date <br />of execution and shall continue for a term of three (3) years. <br />3. EARLY 'i'ERIVmNATION OF LEASE: The Lease may be terminated <br />without cause prior to the end of the term by either Party by providing 90 <br />days written notice to the other Party. Upon termination of this Lease, <br />Lessee will promptly and peaceably surrender the Premises to Lessor in <br />substantially the same condition existing on the commencement date of the <br />Lease, ordinary and reasonable use, damage and wear excepted. <br />• <br />• <br />• <br />
