RENT: Lessee shall pay to Lessor (City of Lino Lakes) Rent for the use of <br />the Premises of (396 interior square feet @ $12.00 /sq. ft. and 560 garage <br />square feet @ $6.00 /sq. ft.) The lessee shall also pay the Centennial Fire <br />District a monthly fee of -two hundred -fifty dollars ($250) to cover the <br />costs of electricity, sewer, water, garbage removal, cleaning, and toiletry <br />supplies. Rent shall be payable in advance on or before the first day of <br />each and every month of this Lease. If the Effective Date of the Lease shall <br />fall on any day other than the first day of a month, Rent shall be prorated <br />for the first and last months of the Lease Term based upon the number of <br />days Lessee is in possession of the Premises. If Lessee fails to pay Rent by <br />the fifth day of the month in which such payment is due, Lessee shall <br />automatically be assessed and shall pay, as additional Rent, a late charge <br />equivalent to ten percent (10 %) of the amount of such late payment. Lessor <br />reserves the right to increase Rent by providing Lessee with written notice <br />at least 90 clays in advance of the effective date of the increase. Payment to <br />the Centennial Fire District will be billed on a quarterly basis four (4) times <br />per year. <br />5. MAINI ENANCE: Lessor shall be responsible for maintenance and repair <br />of all structural components, heating, ventilation, air conditioning, <br />electrical, plumbing and mechanical systems of the Premises with <br />exception of the provision stated below. Lessor shall be responsible for <br />maintaining the surrounding property, including law care and snow <br />removal, surrounding the Premises. The Lessee is responsible for repair <br />costs up to two hundred dollars ($250) for repairs that are needed in their <br />leased area. <br />6. INSURANCE: During the term of this Lease, Lessor shall obtain and <br />maintain liability and property damage insurance for the entire property. <br />Lessee shall, at its own cost, maintain personal property and contents <br />insurance, as well as maintain public liability insurance in an amount <br />sufficient to cover the liability limits of Minn. Stat. § 466.04, as amended. <br />Lessor shall be named as an "additional insured" on any insurance <br />maintained by Lessee that relates to the Premises or its use. <br />All insurance required to be maintained by Lessee under this Lease shall be <br />effected under valid and enforceable policies issued by a reputable <br />insurance company or companies authorized to do business in the State of <br />Minnesota. Not less than 10 days prior to the Lease term, Lessee shall <br />deliver to Lessor certificates of all insurance required to be maintained <br />hereunder. Lessee shall immediately notify Lessor of any changes in <br />coverage or policy status for the policies required to be maintained under <br />this Lease. <br />
