Construction Estimate <br />Lake Drive (CSAH 23)/Main Street (CSAH 14) Improvements <br />City of Lino Lakes, Minnesota <br />August 11, 2010 <br />Page 2 <br />• The proposed pavement section was based upon a typical section assumption provided by the <br />County and consisted of 6 inches of bituminous pavement over 6 inches of class 5 aggregate <br />base. A 1 -foot subcut that would be backfilled with select granular material was also <br />included. <br />• The proposed project was expected to create more than 1 acre of disturbed area and require a <br />storm water permit from the Rice Creek Watershed District and the MPCA. In anticipation of <br />potential water quality improvement needs, a storm water treatment pond has been assumed <br />for the proposed project. <br />• New storm water pipes were added to drain from the sections of new curb and gutter. The <br />new pipes were assumed to connect into the existing system and drain into the proposed <br />storm water treatment pond. <br />This construction estimate is based on the above items and is considered preliminary. Preparation <br />of final plans will be required to address all of the issues and to obtain a more accurate <br />construction estimate. <br />The total project cost is estimated to be $1,668,000, including contingencies and right -of -way <br />acquisition. The following contingencies have been added to address other items necessary for <br />construction of the proposed project: <br />• 15% contingency to account for items that will not be quantified until construction plans <br />have been created. <br />• 20% contingency for engineering plan, specification, and bid package preparation. <br />• 5% contingency for legal, fiscal, and administration duties, which does not include expenses <br />associated with the bond. <br />• 8% contingency for construction services and observation. <br />The attached summary table shows the estimated construction costs followed by the right -of -way <br />costs and contingencies. Itemized construction estimates are then attached for the proposed <br />project. All unit prices and cost estimates reflect construction in year 2012. <br />
