b. The existing driveway onto Sunset Avenue at 7880 Sunset Avenue shall <br />be removed. <br />c. A new driveway for 7880 Sunset Avenue shall be located off of Robinson <br />Drive. <br />14. Sheet C1-2, Grading, Drainage & ESC Plan: <br />a. Staff needs to further analyze the best location of the trails, sidewalks and <br />parkland vacation. <br />b. Per RCWD Rule C.10(d), projects within CWPMP areas, the wetland <br />management corridor (WMC) boundary delineation, buffer and easement <br />requirements found at Rule F.6 apply. This may require more than the 10 <br />foot buffer shown around the wetlands unless a variance is approved by <br />RCWD. <br />c. Per RCWD Rule F.6(e)(7)(iii), the linear surface of the trail must be at <br />least 25 feet from the wetland edge unless a variance is approved by <br />RCWD. <br />15. Sheet C2-1, Utility Plan: <br />a. The house located at 7880 Sunset Avenue shall immediately hook up to <br />municipal water and sanitary services when available. <br />b. The existing well shall be properly abandoned per state and local <br />regulations. <br />c. The existing septic drain field shall be properly removed per state and <br />local regulations. <br />16. Sheet L1, Landscape Plan: <br />a. A 15 foot wide landscape buffer shall be provided on Lot 1, Block 3, Lot <br />1, Block 4 and along lots that abut future trails. <br />17. Sheet PP, Preliminary Plat: <br />a. Lot 8, Block 4 shall be revised to 80 feet wide. <br />b. Development Data shall include all land within the original Century Farm <br />North preliminary plat. <br />c. Density Calculations chart as shown on page 4 of this report shall be <br />verified and included on the Preliminary Plat. <br />18. Sheet B/P, Build -Out & Phasing Plan <br />a. Phase 6 & 7 should be clearly defined if property is being developed over <br />2 phases or renamed Phase 6. Phase 8 (outlot C) should then be renamed <br />Phase 7. <br />b. Street B appears to extend south into a wetland area. The street shall be <br />relocated or show the future road will meet RCWD sequencing criteria. <br />12 <br />
