Planning & Zoning Board <br />March 12, 2014 <br />Page 3 <br />approximately the same size in comparison to the existing house on the property, <br />commenting that it would be less of an issue if the new houses were as small as the <br />existing house. <br />Tom Brunner, 270 Linda Avenue, asked that the board members take a look at the lots in <br />this area. He stated that this area has been a problem for many years. He said that the <br />ponding area has changed and since one pond was filled in, he now gets flooding on his <br />property. He is concerned about overflow to the south going onto his property. His <br />septic tank previously flooded. He does not agree with the lot width of the newly <br />proposed lots. He is concerned about where water is going to go if two more lots are <br />developed. He stated that this area is very low and flooding occurs frequently. He asked <br />that this area be looked at in May or June. <br />Connie Grundhofer, 235 Linda Avenue, commented that the lots to the north on Laurene <br />Avenue are large lots and the lots to the south are rural. She said this gives the area a <br />relaxing, country feel. She pointed out that if this project is approved there would be six <br />homes on the south side of the street and three homes on the north. She stated that the <br />neighbor directly across from the property was unable to attend the meeting, but was <br />concerned about drainage. Ms. Grundhofer stated that the neighbors were not in favor <br />when the sewer installation occurred. They understood that the sewer installation was for <br />Fox Trace. She said the neighbors like the big lots and country feel. She distributed a <br />document showing a delineation of a pond in 2001. She stated that the previous owner of <br />the property was filling in the pond area. She asked for the board to consider consistency <br />as the residents on Linda Avenue want to keep their large lots. <br />Chair Tralle noted that two of the neighboring properties are approximately'/2 acre in <br />size. <br />Paul Whaley, 6200 Laurene Avenue, agreed with Ms. Grundhofer and Mr. Brunner that <br />the proposal is inconsistent with the neighborhood and will lower property values. Mr. <br />Whaley was concerned about increased drainage if two new homes are built. He <br />explained some of the drainage issues in the area and expressed concern about narrow lot <br />lines. He suggested that this project be delayed until the snow has melted. Mr. Whaley <br />asked what the process is for the neighbors to continue to try and get this project stopped. <br />Judy Brunner, 270 Linda Avenue, agreed with the previous comments. She stated <br />concern that no curb or gutter is proposed. She is worried about future drainage issues. <br />She noted that the property to the south is not just wetland, but is used and enjoyed by her <br />children and grandchildren. She does not think this should even be considered until curb <br />and gutter are in place. She asked that the board consider not just the sizes of the lots, but <br />the layout of the houses and how close together the proposed houses will be. She <br />understands that this area has a high water table, but wants to be able to use their property <br />without dealing with increased water issues. She is concerned about water runoff onto <br />her property. <br />DRAFT MINUTES <br />
