PUBLIC HEARING for a Preliminary Plat , Angie’s Acres, Al Powers, 290 Elm <br />Street <br /> <br />Staff stated applicant had re quested approval of a single-fa mily residential development <br />entitled Angie’s Acres. The s ubject property is located adjace nt to the southeast corner <br />of Elm Street and Rice Lake Lane and is currently developed with one single-family <br />dwelling. The applicant is proposing to di vide the 39,600 square foot lot into two <br />buildable lots of 23, 346 squa re feet and 14,610 square feet ; and one 1,644 square foot <br />outlot that will be combined with the prope rty owner to the south. The existing single- <br />family dwelling will remain on the larger lot, and the smaller lot will be used for new <br />construction. <br /> <br />Staff reviewed their analysis and reco mmended approval subject to the following <br />conditions: <br /> <br />1. Both lots shall connect to city sanitary sewer and water, assessments for both lots <br />will be recorded with the final plat. <br />2. Issues discussed in the C ity Engineer review memo must be addressed to his <br />satisfaction. <br />3. Park dedication shall be paid in accordance with city policies. <br />4. The outlot will be combined with the southern property at time of recordation. <br /> <br />Chair Rafferty opened the pub lic hearing at 6:40 p.m. <br /> <br />Chair Rafferty invited applicant to make comment. <br /> <br />Chair Rafferty asked if there was an outlot to the south of the property. Al Powers, <br />applicant, replied there was an outlot and it would be quit claimed to the adjoining <br />property. He indicated he had spoken with those property owners and they were in <br />agreement with this proposal. <br /> <br />Mr. Root arrived at 6:42 p.m. <br /> <br />Chair Rafferty invited anyone for or agains t this application to make comment. <br /> <br />There were no comments made. <br /> <br />Mr. Pogalz asked if Mr. Powers agreed to all of staff’s recommendations. Mr. Powers <br />replied he was in agreement with them. <br /> <br />Mr. Hyden made a MOTION to close the public hearing at 6:43 p.m. and was seconded <br />by Mr. Pogalz. Motion carried 4-0. <br /> <br />Mr. Pogalz made a MOTION to recommend approval for a Pr eliminary Plat for Angie’s <br />Acres, Al Powers, 290 Elm Street subject to the conditions as noted in staff’s February 9, <br />2005 report and was supported by Mr. Tralle. Motion carried 4-0.
