The road improvements woul d need to worked on with the City. He <br />stated he did not want to see a “big box” on the corner. <br /> <br />Mr. Laden thanked City Staff for being proact ive on this corner and indicated it was good <br />to see this type of proactivity. <br /> <br />Mike Black, Royal Oaks Realty, repres enting Brunn Construction, who owns the <br />northwest corner of Ware Road and County Road J, stated Mr. Brunn bought the property <br />in summer 2004 and they approached the C ity in fall 2004. He noted this property was <br />outside of the MUSA. Their intention was to put up some townhomes on the property. <br />He noted the log home would stay on the prope rty and they wanted the development to fit <br />into the theme of the log home. He indicated they understood the need to work together <br />and plan for the orderly expansion of the ut ilities, as well as the access point onto County <br />Road J. He noted they were getting close to coming in with an application. He noted <br />they would continue to work with staff. <br /> <br />Mr. Laden noted there was a lot of green sp ace the City has guided for greenway. He <br />asked if this would be handled as a conser vation development. Mr. Black responded it <br />would not, but it lended itself toward natural open space. <br /> <br />Mr. Laden stated the trail plan looked like there was a trail go ing through this property. <br />He asked if that was correct. Mr. Black re plied the trail went north of the property. <br /> <br />Wayne Brunn, Brunn Construction, st ated when they purchased the property it was the <br />intention that his brot her would live in the l og home that was curren tly on the property. <br /> <br />Mr. Tralle expressed concern that they were adding additi onal townhomes in the area. <br />He asked when would they reach their satu ration point. Mr. Black responded the area <br />was guided for medium density residential, so they were following the comprehensive <br />plan. He noted it was also a matter of affordability and townhouse living offered an <br />affordable alternative for a number of people. <br /> <br />Mr. Brunn stated he believed what was driv ing the townhome market nationwide was the <br />lifestyle changes and people wa nting the carefree living, as well as the convenience of <br />living in a townhome. He stated they did not envision these townhomes as being a starter <br />home. <br /> <br />Mr. Tralle stated he was concerned about the ab ility of his children being able to live in <br />the community because it was not affordable. <br /> <br />Chair Rafferty noted this was a conceptual study only and until specifics are detailed and <br />this was brought forward to them, they need ed to realize this was only an idea. He <br />indicated they needed to have additional direction from staff. <br /> <br />Chair Rafferty recessed the meeting at 9:22 p.m . and reconvened the meeting at 9:28 p.m. <br /> <br />B.
