Planning & Zoning Board <br />December 14, 2005 <br />Page 7 <br />APPROVED MINUTES <br />Staff has met with other landow ners as well to discuss the potential for planning future <br />development on their properties. Two developments in particular are ripe. <br /> <br />The Jensen family owns the 17 acres north of the northwest corner of Hodgson and CR J. <br />They are working with a devel oper to create a senior comple x that would include several <br />types of senior housing such as independent living townhomes and cottages as well as a <br />larger building with assisted living units. <br /> <br />The property owners of the northwest corner of Ware Rd. and CR J are interested in <br />creating a new townhome neighborhood. <br /> <br />He requested comments from the Pl anning and Zoning Board members. <br /> <br />Mr. Nelson stated if the intersection was wi dened, what would happen with the existing <br />businesses. Mr. Smyser responded additional right-of-way would be needed, but exactly <br />how much or where, they did not have any of that information yet. <br /> <br />Mr. Laden inquired about the liquor store and the insurance co mpany. Wendy Fritz, <br />representing the developer and the Jensen family, responded they have spoken with <br />everyone who was affected by this who have bot h indicated they would be interested in <br />going into the new retail buildings. The de velopers should have a purchase agreement <br />with the insurance company next week. <br /> <br />Mr. Laden stated he did not want a retail development go in th at did not face Hodgson <br />and he believed the City made a mistake w ith the Spirit Hills development by not facing <br />it on Birch. <br /> <br />Mr. Laden stated it would be ni ce to have the retail developm ent buildings up close to the <br />street. <br /> <br />Mr. Nelson asked if the entire development would be for se niors. Wendy Fritz replied <br />that was correct. <br /> <br />Mr. Nelson stated this was an exciting proposal and he liked the proposal. <br /> <br />Mr. Tralle stated he liked this a lot and he believed they would offer a service that was <br />needed in the area. <br /> <br />Mr. Hyden thought this was great and he was excited to see it completed. <br /> <br />Mr. Pogalz stated a lot of things needed to get “ironed out”. He st ated he believed they <br />could work with this, but they needed to see the next step. <br /> <br />Mr. Laden stated he was excited to see this both for the retail aspect and the residential <br />aspect. He liked the concept plan and want ed to see something going in on that corner. <br />
