Tom Brunner , 270 Linda Ave nue , asked that the board members take a look at the lots in this area. He stat ed that th is area has been a problem for many years. He said that the ponding area has changed and since one p ond was filled in, he now gets flooding on his property. He is concerned about overflow to the south going onto his property. His septic tank previously flooded. He d oes not agree with the lot width of the newly proposed lots. He is c oncerned about whe re water is going to go if two more lots are developed. He stated that this area is very low and flooding occurs frequently. He asked that this area be looked at in May or June. Connie Grundhofer, 235 Linda Ave nue , commented that the lots to the north o n Laurene Ave nue a re large lots and the lots to the south are rural. She said this gives the area a relaxing, country feel. She pointed out that if this project is approved there would be six homes on the south side of the street and three homes on the n orth. She stated that the neighbor directly across from the property was unable to attend the meeting, but was concerned about drainage. Ms. Grundhofer stated that the neighbors were not in favor when the sewer installation occurred. They understood tha t the sewer installation was for Fox Trace. She said the neighbors like the big lots and country feel. She distributed a document showing a delineation of a pond in 2 001 . She stated that the previous owner of the property was filling in the pond area. She asked for the board to consider consistency as the residents on Linda Avenue want to keep their large lots. Chair Tralle not ed that two of the neighboring propert ies are approximately ½ acre in size. Paul Whaley, 6200 Laurene Ave nue , agreed with Ms. Grundhofer and Mr. Bru nn er t hat the proposal is inconsist e nt with the neighborhood and will lower property values. Mr. Whaley was concerned about increased drainage if two new homes are built. He e xplained some of the drainage issues in the area and expr essed concern about narrow lot lines. He suggested that this project be delayed unti l the snow has melted. Mr. Whaley asked what the process is for the neighbors to continue to try and get this project stopped. Judy Brunner, 270 Linda Ave nue , agree d wit h the previous comments. She stated concern that no curb or gutter is proposed. She is worried about future drainage issues. She noted that the property to the s outh is not just wetland, but is used and enjoyed by her children and grandchildren. She do es not think this should even be considered until curb and gutter are in place. Sh e asked that the board consider not just the sizes of the lots, but the layout of the houses and how close together the proposed houses will be. She u nderstands that this a rea ha s a high water table , but w ants to be able to use their property without dealing with increased water issues. She is concerned about water runoff onto her property .
