Indicate the emergency overflow elevation and location of the existing wetlands and pond on the <br />plan. <br />06/02/06 It appears that the emergency overflow for both existing Pond 1P and the wetland <br />upstream of the 3' x 6' box culvert is located at the low point of Pheasant Run South. <br />Ensure that the low opening of existing homes and proposed lots adjacent to Pond 1P <br />and the existing wetland upstream of the 3' x 6' box culvert are 1' above the <br />emergency overflow elevation. <br />Update the emergency overflow elevation at the low point of Pheasant Run South on <br />the grading plan to the elevation of the top of curb or centerline of the road, whichever <br />is greater. <br />07/25/06 This item has been addressed. <br />3. Low floor elevations for lots located on Pheasant Run South are required to be a minimum of 2' <br />above the 100 -year elevation of the existing wetland. <br />06/02/06 The high water level indicated on the plan for the wetland upstream of the 3' x 6' box <br />culvert is 892.4. Based on this elevation, the low floor for Lot 7, Block 2 is required to <br />be at a minimum elevation of 894.4. <br />07/25/06 This item has been addressed. <br />4. Provide storm sewer calculations and a storm sewer schedule for review. <br />06/02/06 Item has been addressed. <br />07/25/06 Submit storm sewer calculations and a storm sewer drainage area map for <br />review. <br />5. Revised plans will need to be resubmitted to RCWD for approval, and documentation provided to the <br />City. <br />06/02/06 Item has been addressed. <br />07/25/06 Submit revised plans to Rice Creek Watershed District for approval, and provide <br />documentation to the City. <br />Additional Comments (07/25/06) <br />6. The City does not allow timber in the construction of baffled weirs. Provide an alternative <br />material, such as concrete or aluminum, for the proposed baffled weir detailed on sheet C.4.02. <br />7. The pond 4P outlet elevation in the HydroCAD model is 892.5. The baffled weir detail on sheet <br />C.4.02 shows the outlet elevation at 892.0. Update the pond 4P baffled weir outlet elevation in <br />the detail to be consistent with the model. <br />
