Vaughan's 1st Addition Grading, Drainage, and Erosion Control Plan, submitted by Metro Land <br />Surveying & Engineering, dated January 15, 2008. <br />2. Vanghan's 1st Addition Stormwater Report, submitted by Metro Land Surveying & Engineering <br />rlatPd January 15, 2008. <br />New comments are in bold and identify additional items that need to be addressed. <br />The following are significant issues that must be addressed prior to preliminary plat approval: <br />1. Submit stormwater calculations for review. Verify that the existing storm sewer system has the <br />capacity to convey additional runoff from the proposed site. In addition, verify if downstream <br />detention ponds receiving additional runoff from the site are sized appropriately. <br />12/26/07 The proposed conditions drainage map and drainage calculations are not consistent with the current <br />Grading Plan. Submit a revised proposed conditions drainage map and drainage calculations that <br />identify the most current proposed drainage areas and infiltration basin volume. <br />01/25/08 This item has been addressed. <br />2. Section 1102.07 of the City Shoreland Management Ordinance states that, "at least 70% of the <br />shore impact zone of a new development shall be preserved in its natural or existing state." Provide <br />calculations showing that at least 70% of the shore impact zone on Lot 1 is not being disturbed by <br />grading activities. <br />12/11/07 Since the 75 foot shore impact zone line is offset from the wetland delineation line and not from the <br />OHW on the Grading Plan (see comment 6 below), clarify how the shore impact zone area of <br />17,065 square feet was calculated. <br />12/26/07 Clarify if the calculated shore impact zone area of 32, 226 square feet includes Outlot A. <br />01/25/08 This item has been addressed. <br />An Employee Owned Company Promlrri Affrrmafive Action and Equal Opportunity <br />
