A three foot (3') minimum separation is required from the bottom of the infiltration basin to the <br />seasonally high groundwater. Based on the submitted soil borings, the seasonal high groundwater <br />was observed at approximately two feet (2') below existing grade. <br />01/25 /08 This item has been addressed. <br />4. The City may require the Applicant to submit an alternative design for this site. The final <br />development plan alternative will need to demonstrate that floodplain fill, disturbance within the 75 <br />foot shoreland impact zone, and encroachment of the building structure in the 150 structure setback <br />is minimized <br />The following are minor plan, calculations, and drafting corrections that must be addressed prior to final <br />approval: <br />1. If an NPDES permit is required for this site, submit a copy of the permit for the City's records <br />when available. <br />2. Contact Rice Creek Watershed District to determine if a permit is required for this project. If <br />required, submit a copy of the RCWD permit for the City's records when available. <br />3. Any disturbance within the wetland buffer area shall be restored with native vegetation. <br />12/26/07 Specify the type of native vegetation used to restore the disturbed wetland buffer areas on the plan. <br />01/25/08 This item has been addressed. <br />4. The concrete washout area labeled on the Grading Plan will need to be moved out of the 75 foot <br />shore impact zone and located in an area that will minimize the potential for concrete and rinse <br />water to impact the wetland and adjacent buffer areas. Provide a detail of a concrete washout area <br />on the plan. The detail should show how the rinse water and concrete will be contained in the <br />washout area. A note should also be included on the plan that requires proper off -site disposal of <br />the waste concrete and rinse water. <br />01/25/08 This item has been addressed. <br />Additional Items (01/25/08) <br />5. The floodplain fill has been reduced from 200 cubic yards (Grading Plan dated 12/14/07) to <br />122 cubic yards (Grading Plan dated 1/15/08). To minimize impact due to grading in the <br />shore impact zone, the compensatory storage shown on the Grading Plan should be reduced <br />from 204 cubic yards to approximately 122 cubic yards. <br />6. Indicate the top of berm elevation of the infiltration area on the grading plan. <br />7. The Grading Note 6 shall include a sentence stating that the infiltration area will not receive <br />topsoil. <br />8. Indicate the amount of fill required for this site on the plan. <br />—72— <br />
