EDAC concurred that grocery store projects in other cities have <br />worked through and mitigated neighborhood concerns, and that in this instance there <br />is a greater good that needs to be considered. EDAC unanimously recommended <br />support of the grocery store concept as an appropriate use for 49/J and recommended <br />the city council maximize use of available TIF for redevelopment of 49/J. EDAC <br />members are aware that numerous issues need to be resolved, including but not <br />limited to traffic, lighting and buffering. <br />The introduction of a grocery store at 49/J would require re- examination of some of <br />the principles within the 49/J Master Plan that was approved by the city council in <br />2007. The traffic study indicated that a grocery store use may exceed the traffic <br />capacity of that intersection. <br />Requested Council Direction <br />Staff is providing this update early in the land assembly process to determine if the <br />city council has interest in pursuing the location of a grocer on this intersection. <br />Attachments: <br />1. 49/J Master Plan <br />• <br />• <br />• <br />
