The Land Use Application is for the following: <br />• PUD Final Plan/Final Plat for NorthPointe <br />This staff report is based on the following studies and plan sets received by the City on <br />April 28, 2014: <br />• Revised PUD Development Stage Plan/Preliminary Plat revision date April 28, <br />2014 prepared by Carlson McCain <br />• Grading, Development & Erosion Control Plans revision date April 28, 2014 <br />prepared by Carlson McCain <br />• Sanitary Sewer, Watermain, Storm Sewer and Street Reconstruction Plans <br />revision date April 24, 2014 prepared by Carlson McCain <br />• Traffic Noise Assessment dated April 25, 2014 prepared by David Bras]au <br />Associates, Inc. <br />The City Council approved the rezoning from R, Rural to PUD, Planned Unit <br />Development with Ordinance 02-14 and the PUD Development Stage Plan/Preliminary <br />Plat with Resolution 14-21. <br />ANALYSIS <br />Revisions to PUD Development Stage Plan/Preliminary Plat <br />Resolution 14-21 approved the PUD Development Stage Plan/Preliminary Plat with <br />conditions required prior to approval of the PUD Final Plan/Final Plat. The conditions <br />have been satisfied unless otherwise noted in this report. <br />The original Outlot A has been omitted reducing the total number of outlots from 7 to 6. <br />The net density of the development remains at 4.01 units per acre. <br />Density Calculations <br />There was a slight revision in the wetland acreage but the net density of 4.02 units per <br />acre is still consistent with the comprehensive plan guidance of 4.0 to 5.9 units per acre. <br />W <br />
