Full size Final Plans prepared by Carlson McCain dated April 7, 2014. <br />2. Final Plat prepared by Carlson McCain dated April 28, 2014. <br />General Comments: <br />1. Obtain permits for the project: MCES, MPCA sanitary, Anoka County Right of Way, and <br />Xcel Energy. <br />2. City approvals are pending the applicant's RCWD permit which is currently CAPROC. <br />Plat Comments: <br />1. No comments <br />Grading, Street and Trail Comments: <br />1. Provide site grading information specific to phase 1. <br />2. The turn lanes on CR 54 at Red Oak Lane need to be included with the plans. <br />3. With Phase 2 of this development- Cedar Street will need to be overlaid. <br />4. Submit the Homeowners Association maintenance agreement for the development and <br />median maintenance. <br />5. Red Oak Lane street profile should be lowered to reduce the slope approaching the county <br />roadway. It is currently 3% and reducing to 2% will minimize long term maintenance of salt <br />and sand. <br />6. Provide a bus turning template for the Red Oak Lane & CSAH 54 intersection to show that <br />the median condition accommodates traffic. <br />7.
