Ms. Katie Larsen
May 8, 2014
Page 2
Sanitary Sewer and Watermain Comments:
1. Water services need to be up gradient from the sanitary sewer services.
2. The 16" butterfly valves shown are not allowed. They must be gate valves.
3. Sanitary sewer MH 16 should be moved to Station 10+57 to minimize manholes from long
term maintenance. MH 15 could be moved east a few feet to help with offsets.
4. Sanitary sewer MH 14 does not appear to be necessary and can be removed from the plans.
5. Verify that sanitary sewer MH 2 will be permitted within the Xcel easement and provide a
stub for future extension to the west.
Storm Sewer and Drainage Comments:
1. Additional storm sewer review will be completed with overall project review.
2. The minimum storm sewer pipe size allowed by the City is 15-inch. There are several
locations on the plans where 12-inch pipe is currently shown and must be revised to 15-inch.
3. Culvert 1 size should be verified and drainage calculations submitted. I appears to not have
sufficient capacity.
S:Advisory Boards & Commissions\Planning & Zoning Bomd\Packets\2014 PacketsW-12-2014 P&Z Packet\5B-NorthPointe\3 Memo - k1wsen - Northpoint - (
