Ensure that the fully integrated comprehensive plan, which includes coordinated land use <br />and transportation plans, is reviewed biannually to provide a rationale for transportation <br />and land use decisions. <br />4. Land use planning surrounding the Lino Airpark and the Seaplane Base should be <br />compatible with the air base operations with respect to noise, building height, and flight <br />operations. <br />5. Encourage shared parking facilities for commercial, industrial, and mixed use projects to <br />reduce impervious surface, minimize land consumption, and minimize traffic. <br />Existing Land Use <br />Lino Lakes contains a variety of uses including several business parks and commercial areas, <br />large agricultural tracts, suburban and rural residential development, the Town Center, and a <br />large park reserve. The city also contains many wetlands and upland natural areas distributed <br />across the city, and the Rice Creek Chain of Lakes. Despite its proximity to the Minneapolis -St. <br />Paul Central Business District and the presence of two interstate highways, the city maintains a <br />vast amount of agriculture and rural areas. Nearly 50 percent of the city's existing land use <br />consists of agriculture or rural residential areas. These areas will capture a majority of new <br />growth in the city, and have been guided in the future land use plan to accommodate future <br />development. <br />The City's existing land use is defined by the following categories: <br />Agriculture: Agricultural purposes, including farming, dairying, pasturage, horticulture, <br />floriculture, viticulture, and animal and poultry husbandry and accessory uses, including <br />farmstead. <br />Commercial: General commercial and highway- oriented businesses such as restaurants, <br />convenience stores, office, and service uses. <br />Industrial: Primarily manufacturing and /or processing of products; could include light or heavy <br />industrial land use, or large warehouse facilities. <br />Vacant: Undeveloped areas that do not serve a commercial, industrial, institutional, agriculture, <br />or residential purpose nor are occupied by wetlands or open water. <br />Open Water: Permanently flooded open water, rivers and streams, not including wetlands or <br />periodically flooded areas. <br />Wetlands: Transitional lands between terrestrial and aquatic systems where the water table is <br />usually at or near the surface or the land is covered by shallow water. Wetland areas in Lino <br />Lakes have been identified by the Rice Creek Watershed District. <br />Rural Residential: Residential purposes, including mainly single family homes at very low <br />densities supported by individual sewage treatment systems. <br />Public /Semi - Public Designated for specific public or semi - public purpose, such as schools and <br />government buildings. <br />Single Family Residential: Residential purposes, including mainly single - family homes and <br />related open space within or adjacent to or related to a residential development. <br />3 -7 <br />
