District 3 <br />35E CORRIDOR <br />ACCOMPLISHED <br />• Clearwater Creek Development Center improvements (1990s) <br />• 3 industrial users <br />• AUAR Complete for entire corridor <br />• Main Street reconstruction complete to 35E <br />• Interchange planning on hold until funding sources identified <br />PURPOSE: <br />TIME FRAME: <br />STRATEGY: <br />Coordinate the planning of the 35E Corridor to ensure <br />comprehensive policies for design, development and financing are in <br />place to promote high quality commercial /industrial land uses. <br />1. Facilitate the development of Clearwater Creek Development <br />Center as a generator of tax base to provide a source of public <br />revenue for major infrastructure improvements on the 35E <br />interchange. <br />2. Promote the use of economic development tools generated by <br />new development to finance needed public improvements, thus <br />promoting additional economic development. <br />3. Continue a productive working relationship with local <br />landowners and jointly market land to private light industrial and <br />commercial companies and developers. <br />4. Promote the redevelopment potential of the Clearwater Creek <br />Development Center to enhance its marketability. <br />PROJECTED RESULTS <br />An integrated plan that is proactive in its approach to transportation improvements, land <br />use, and greenway development to ensure this major development corridor is designed <br />to foster high quality professional, light industrial, commercial and residential use. This <br />plan will allow the City to facilitate the orderly economic development of the eastern <br />"door" to Lino Lakes to enhance the city's tax base. <br />8 <br />• <br />• <br />• <br />
