• Tenant a reasonable period of time to remove all personal property from the Leased <br />Premises. <br />• <br />• <br />7. USE OF LEASED PREMISES. <br />a.) Tenant's use of the Leased Premises is restricted to that of a church facility, <br />including all typical uses associated therewith that are necessary to carry <br />out Tenant's functions. Tenant must obtain written permission from <br />Landlord to modify or alter its use of the Leased Premises. <br />b.) Tenant agrees to abide by all federal, state and local laws, rules and <br />regulations applicable to the Leased Premises and Tenant's use. No <br />smoking is allowed anywhere in the Leased Premises. <br />c.) <br />Tenant shall use reasonable care in its use of the Leased Premises and shall <br />observe reasonable precautions to avoid damage to the Leased Premises. <br />Tenant shall not use the Leased Premises in any manner that poses an <br />unnecessary hazard to the Leased Premises or its occupants. Tenant shall <br />be responsible for any damages to the Leased Premises relating to or arising <br />out of Tenant's use of the Leased Premises. <br />d.) Tenant shall make no permanent alterations, additions, or changes in the <br />Leased Premises, including the installation of fixtures, without the prior <br />written consent of Landlord. All alterations, additions, and improvements <br />which may be made or installed by Tenant upon the Leased Premises and <br />which are permanently attached to the floors, walls or ceilings shall remain <br />upon and be surrendered with the Leased Premises as a part thereof, <br />without damage or injury beyond normal wear and tear. Furniture and <br />instructional or decorative equipment and materials which are not <br />permanently attached to the floor, walls or ceilings of the Leased Premises, <br />remain the property of the Tenant. <br />e.) Tenant agrees to keep the interior of the Leased Premises in a reasonably <br />clean and sanitary condition. <br />8. FURNISHINGS AND EQUIPMENT. Tenant is responsible for providing, at its <br />sole expense, all furniture and equipment necessary for its use of the Leased Premises. <br />Such furniture and equipment shall remain Tenant's property. <br />9. SIGNAGE. The Tenant shall not erect or display any permanent signs of any <br />kind on the exterior of the Leased Premises. A temporary sign publicizing times of <br />worship may be displayed on Saturday(s) and Sunday(s) and the day of any weekday <br />Lease Agreement <br />Page 2 of 5 <br />
