event. No religious signage or symbols may be placed in the hall way or vestibule of the <br />building. <br />10. UTILITIES. During the term of this Lease, the Landlord will furnish ordinary <br />utilities, including water, sewer, natural gas, and electricity for the Leased Premises. <br />Tenant agrees to observe reasonable precautions to prevent waste of heat, electricity, <br />water, air conditioning and any other utility or service provided to the Leased Premises. <br />The Landlord will not be liable for any loss or damage resulting from any variation, <br />interruption, or failure of any utilities due to any causes beyond the Landlord's <br />reasonable control. <br />11. GARBAGE. The Landlord will also provide for garbage collection. Tenant may <br />not use the Landlord's garbage removal service to improperly dispose of any materials <br />not suitable for ordinary refuse collection. <br />12. MAINTENANCE. <br />a.) Landlord shall maintain the exterior of the Leased Premises, including the <br />parking lots, driveway and all exterior lighting. Landlord shall also <br />maintain the HVAC, plumbing and electrical systems that are building - <br />wide. <br />b.) Tenant shall maintain the interior of the Leased Premises, including routine <br />maintenance. The Leased Premises shall be kept reasonably clean. Any <br />damage to the walls, ceilings, light fixtures, thermostats, plumbing, the <br />security system or other elements of the Leased Premises that is not a result <br />of the ordinary wear and tear shall be paid for by Tenant. <br />c.) Landlord has the right to conduct routine inspections of the Leased <br />Premises. Landlord shall provide prior verbal notice before entering the <br />Leased Premises, unless emergency circumstances require immediate <br />access. <br />13. INDEMNIFICATION. Tenant shall be solely responsible for any injury that <br />arises out of or relates to Tenant's use of the Leased Premises. Tenant agrees to <br />indemnify, defend, and hold harmless the Landlord, its officers, agents, and employees <br />from and against any and all liabilities, damages, costs, expenses (including all attorney's <br />fees and expenses), causes of actions, suits, claims, demands, or judgments of any nature, <br />including subrogation claims, arising out of or relating to Tenant's use or occupancy of <br />the Leased Premises.
