I
have the following comments:
1. The soil boring elevations must be converted from relative elevations to mean sea level
elevations.
2. The proposed street connection to Old Birch Street crossed property not included in the
plat. There must be dedicated right -of -way for the entire street.
3. The watermain located in the cul -de -sacs must be labeled as 8 -inch DIP Cl. 52
watermain. The watermain size will have to be reduced to 6 inch before the connection
to the hydrants.
4. Sanitary sewer manhole MH5 does not meet the minimum depth requirement of 9 feet.
Any sanitary sewer that does not have at least 7 feet of cover must be insulated.
5. The City border must be removed from the details.
6. The utility plan must include an 8 -inch sanitary sewer and an 8 -inch watermain stub for
future extension on Old Birch Street to the north.
7. The 10 -year storm water calculations still need to be provided for the predevelopment
and the post development conditions.
8. The normal water and high water elevations need to be shown on the grading plan for the
wetland located in the southwest corner of the plat.
9. The time of concentration computations must be submitted.
10. The detail for the outlet structure says to see the plan for the pipe sizes, but the plan does
not provide this information.
11. The storm sewer information must be included on the plan. This includes the pipe sizes,
lengths, and slopes.
An Equal Opportunity Employer
