and provides a variety of plantings. Some plantings are shown within MnDOT right -of- <br />way, which will require cooperation from MnDOT. <br />The critical portion of the landscape proposed is along the northern edge of the site, <br />which is adjacent to existing residential uses. The plan as proposed will provide a <br />visual break but it will not provide a complete screen. Particular attention should be <br />paid to fully screening points where headlights will create issues and where loading <br />docks are proposed. <br />Building Exteriors <br />No exterior details have been provided for the two fast food sites, Retail C building, the <br />bank or the gas /convenience store. <br />Retail Sites A & B <br />The exterior of the buildings are proposed to be a combination of masonry materials <br />including brick and rockface block with EIFS (stucco) sign bands and accenting. The <br />decorative roof elements include standing seam metal that complement the roof designs <br />in existing Town Square buildings. Awnings are proposed over the storefront areas. <br />The backs of the buildings are designed as "backs ". Because of the site layout some <br />type of design element needs to be applied to the buildings to enhance the look. As <br />IIIproposed, it is quite plain with a series of service doors that face the public streets. <br />The exterior plans submitted are not consistent with the site plan based on the size <br />indicated. <br />• <br />Target <br />The Target Superstore uses a combination of brick and stucco on the front which <br />transitions to stucco and rockface block on the sides. The rear elevation is proposed to <br />be painted CMU (concrete masonry unit). With the surrounding land uses, more <br />attention needs to be paid to the architecture on the rear of the building. It will be very <br />visible from 77th Street. There is a screen wall shown on the rear of the building, to be <br />constructed of split face modular block. The wall does not appear to be of adequate <br />height to screen either the loading dock doors or the trucks that are often parked in the <br />dock area. The screen wall should be of sufficient height to substantially screen the <br />dock area. <br />Trash enclosures have not been identified on the site plan. The narrative states that all <br />trash dumpsters shall be within the building footprints and that a trash compactor for <br />Target is within the loading dock area and is screened. <br />Ryan Companies <br />Target Superstore <br />Page 4 of 6 <br />
