The site plan should be revised to provide sufficient surface width such <br />that the disability accessible stalls are van accessible. <br />Signage <br />Signage is governed by the City's sign ordinance and permits are required for all signs. <br />The site plan indicates the location of a monument type business sign measuring 40 <br />square feet. The sign is located to the south of the parking area approximately one foot <br />from the lot line. Freestanding signs are required to be at least five feet from the lot line, <br />so the site plan must be revised. <br />Lighting <br />The site plan does not identify exterior light fixtures. Any light fixtures to be installed <br />must be shown on the site plan and accompanied by a photometric plan. Installation of <br />exterior lighting must conform to the requirements of Section 3, Subd 4.H regarding <br />glare. <br />Utilities <br />The proposed site is to be served by sanitary sewer and water services located within the <br />Apollo Drive right -of -way. Service to the future development of the eastern portion of <br />the subject site will have access to the planned connection lines. The submitted plans <br />include a grading and drainage plans for review regarding runoff control and water <br />quality. All utility and grading plans are subject to review and approval of the City <br />Engineer. <br />Park Dedication <br />Park dedication requirements outlined by Section 1001.14, Subd 4 of the Subdivision <br />Ordinance. For medical offices, the requirement is $200.00 per 1000 sf of commercial <br />building. Based on a 4,792 square foot building, the park dedication requirement would <br />be $958.40. <br />ENVIRONMENTAL BOARD ACTION <br />The Environmental Board comments have not been received. <br />OPTIONS <br />1. Motion to approve the site and building plans for Lino Lakes Family Dentistry <br />subject to the following conditions: <br />a. The site plan is revised such that all driveways and parking areas meet required <br />setbacks. <br />
