The site plan is revised to identify any exterior light patterns and a photometric <br />plan is provided illustrating the illumination pattern of all site lighting. <br />d. The landscape plan is revised to indicate all seeded or sod areas and measures for <br />watering the full area. The landscape plan is subject to further review for <br />consistency with CPTED Standards. <br />e. All utilities, easements and grading plans are subject to review and approval of <br />the City Engineer. <br />f. The site plan is revised to provide 26 off - street parking stalls inconsideration of <br />future expansion plans, ADA accessibility standards and improved stall access. <br />g. Site access is subject to review and approval of the City Engineer and Anoka <br />County. <br />h. Park dedication requirements are satisfied in the amount of $958.40 based upon <br />current City policies and Ordinances. <br />i. Comments of other Commissions and City Staff. <br />2. Motion to deny the application based upon a finding that the request is inconsistent <br />with the Comprehensive Plan and performance standards of the Zoning Ordinance. <br />RECOMMENDATION <br />The proposed site plan for Family Dentistry is generally consistent with the performance <br />standards outlined in the Zoning Ordinance. Minor changes to the site plan are required <br />to provide required parking stalls, improve parking lot circulation and comply with <br />setbacks for the west driveway. Provided these issues are addressed, our office would <br />recommend approval of the application as outlined under option 1 above. <br />• <br />
