The property lies <br />within the existing MUSA and Phase 1 growth area presents a logical extension of the <br />existing sewered single family neighborhoods. <br />Performance Standards: The rezoning application is not accompanied by a <br />subdivision request. Any future development must be compliant with the City zoning <br />and subdivision regulations. A survey delineating wetland in the subject site has been <br />submitted. Based on our calculation, the site contains approximately 10+ acres of <br />wetland, leaving 28 acres of buildable acres scattered through the site. The amount and <br />configuration of the buildable acres will limit the development of the site. <br />
