• <br />• <br />Planning & Zoning Board <br />January 9, 2002 <br />Page 7 <br />report had been included in the agenda packet for the May 27, 1997 City Council <br />meeting. <br />Chair Schaps stated it would be very unusual for a right -of -way dedication to not extend <br />to the end of a parcel since the intent of the right -of -way was to allow the future extension <br />of and connection to a roadway. <br />Pastor Gilbertson questioned why the Church would be responsible for the extension of <br />the roadway. Chair Schaps stated in the event the property owner wished to develop the <br />land, part of that agreement would be the extension of the roadway. <br />Pastor Gilbertson indicated the Church has no future development plans at this point. <br />Chair Schaps indicated this was the reason the City has a transportation plan in order to <br />plan for future development that may or may not be anticipated at this time. <br />Pastor Gilbertson believed the Church would be willing to provide the necessary right -of- <br />way dedication. Motion carrie <br />Ms. Lane made a MOTION to recommend approval of the Gethsemane United Methodist <br />Church Conditional Use Permit Amendment for the construction of a picnic shelter, <br />subject to the following conditions: <br />1. A building permit must be obtained for construction of the proposed picnic <br />shelter. <br />2. Issuance of the building permit will not be granted until the former approved <br />dedication of the Stage Coach Trail right -of -way is officially recorded. Such <br />dedication is with the understanding that Parcels B and C will be financially <br />responsible for the future construction of the street, as approved by City Council <br />on May 27, 1997. <br />3. The tool shed and garage structures shall be combined, or the tool shed <br />eliminated, so that the total square- footage of the accessory strucurs on site do not <br />
