The lighting plan meets with the <br />approval of the CPTED review. <br />• <br />Staff advised that the Lino Lakes Market Place PDO, Section 2.C.1.d, states that wall <br />signage for single tenant buildings within the Lino Lakes Marketplace complex "shall be <br />designed in accordance with the sign requirements of the Shopping Center (SC) Zoning <br />District as specified in Ordinance No. 12 -97" (Lino Lakes Sign Ordinance). According to <br />the Lino Lakes Sign Ordinance, signage in the SC District is limited to one wall sign <br />limited in size to 20% of the building face. Building signage for the proposed bank will <br />be on the west facade, facing Lake Drive, and measure approximately twenty -six (26) <br />square feet (2 X 13). Eighteen inch -high raised black plastic letters spelling out "TCF <br />BANK" will be installed. A 12 foot high x 9 foot wide monument sign with a 35 square <br />foot sign face was approved with the Market Place PDO. The proposed TCF monument <br />sign will need to conform to the design requirements of the PDO approval. Mr. Grochala stated this site would have an association <br />that would cover all maintenance and services. <br />Mr. Corson asked if there is a final plat approval. Mr. Grochala stated there would be <br />final plat approval with the City Council. <br />Ms. Lane stated she only saw twenty parking spots instead of thirty on the plans. She <br />wanted to know if this meets the 75% green space required by the City. Mr. Grochala <br />stated he counted thirty spots and this would meet the 75% but the City is requesting 78% <br />green space. <br />Mr. Lyden stated that if they blocked off two parking spots would this meet the required <br />green space needed for approval. Mr. Grochala stated that would work if the developers <br />needed the additional green space. <br />Ms. Lane stated at the workshop she attended someone stated the City is <br />overcompensating for the number of parking spaces required per 1,000 square feet of <br />
