Amendment to the Development Stage Plan/Preliminary Plat of Century
Farm North

Katie Larsen, City Planner, presented the staff report. Staff recommended continuing the
Public Hearing to allow time for staff to finalize details of the submittal.

Board comments included:
• Not in favor of three new houses in a parkland area.
• Safety concerns that a straightened Robinson Drive will increase traffic speed.
• Suggestion to vary the setbacks of the proposed homes along Robinson Drive.

Acting Chair Hyden declared the Public Hearing open at 6:53 p.m.

Applicant, Gary Uhde, Century Farm Development, apologized for the delay of this
project. He noted that he would like to work with staff to address a few items as
provided in the staff report. He stated that this is the last phase of the project.

The project engineer, Chuck Plowe, Plowe Engineering, was present to address any
engineering concerns.

Chris Enger, 173 Century Trail, stated that he is already concerned about speed of traffic
and safety issues on Century Trail. He is not in favor of adding construction equipment
to existing traffic concerns. He asked if Robinson Drive could be developed first and
used for construction traffic instead of Century Trail. He would like altercations to be
avoided.

Judy Lofstad, 191 Century Trail, stated concern for traffic and speed. She asked when
Robinson Drive would be extended to the east or to the north and if Carl Street would
ever be completed as an additional outlet for traffic.

Mr. Uhde stated that he was asked to put up barricades to block traffic coming onto
Robinson Drive. He stated that they could provide signage so that all construction trucks
use Robinson Drive and not Century Trail for this project. He noted that they do not
want to disrupt the existing neighborhood and will do everything they can to ensure that.

Shane Chatleain, 119 Robinson Drive, stated that he likes the proposed plan. His main
concern is traffic and speed. He likes the idea of a stop sign somewhere. He is
concerned about safety of children playing in the area. He would love to see a park for
the existing and future families. He asked about the drainage plan for the proposed
houses.
