PUBLIC HEARING, Spirit Hills Commercial Development, corner of Birch <br />St./Ware Rd., Rezone to GB/PDO, Site Plan Review, Conditional Use Permit <br />Chair Schaps opened the Public Hearing at 6:39 p.m. <br />Staff explained Rockne Goertz had submitted an application for Site and Building Plan <br />Review, CUP and Rezoning to allow the development of a neighborhood business center <br />at the northwest corner of Ware Rd. and Birch St. Prior to development of the site a final <br />plat would be required and an existing drainage and utility easement platted with the <br />Spirit Hills development would need to be vacated. The final plat and the easement <br />vacation were both subject to City Council review . , royal. The second <br />enclosure belonging to Building B (the bank) was located in the southwest corner of the <br />lot along Birch St., this was not permitted. The enclosure for Building B might be better <br />suited if placed behind the building along the western lot line away from Birch St. Both <br />enclosures would be surrounded by landscaping to soften the look of the enclosure. The <br />plan stated that waste for Building C would be stored within the building. <br />
